About Laconia

The Hub of the
Lakes Region

Laconia is the largest city in the Lakes Region, a community of about 17,000 that sits between Lake Winnipesaukee, Lake Winnisquam, and Lake Opechee. It carries more urban energy than its neighbors, with a revitalized downtown, a full service economy, and a pace of life that blends city convenience with genuine lake town character.

Weirs Beach is one of the most iconic spots on all of Lake Winnipesaukee, a boardwalk district with arcades, waterslides, docks, and the M/S Mount Washington and Sophie C mail boat departing regularly. Laconia Motorcycle Week, dating back to 1916, brings over 300,000 visitors to the area each June and is one of the oldest motorcycle rallies in the world. The restored Colonial Theatre, a 750-seat venue built in 1914 and given a $14.4 million renovation, hosts live music, comedy, and cultural events year-round.

The city has been on a clear upward trend, with investment in downtown, new development in Lakeport, and growing demand from buyers who want the services of a small city alongside everything the Lakes Region has to offer.

Weirs Beach

The most recognizable destination on Lake Winnipesaukee. A boardwalk district with arcades, dining, public docks, and departures for the M/S Mount Washington and Sophie C mail boat.

Three-Lake Position

Laconia borders Lake Winnipesaukee, Lake Winnisquam, and Lake Opechee, giving buyers waterfront options at a range of settings and price points within a single city.

Revitalized Downtown

A restored Colonial Theatre, growing dining scene, and active investment since 2017 have made downtown Laconia one of the most improved commercial districts in the region.

City Services and Connectivity

Interstate 93 is about 10 miles west, Route 3 connects through the Lakes Region, and Laconia Municipal Airport supports private aviation. More infrastructure than any other town in the region.

Why Buy in Laconia

City Convenience,
Lake Town Soul

01

Premier Waterfront Communities

South Down Shores and Long Bay are two of the most desirable gated communities on Lake Winnipesaukee, with private beaches, pools, and boat clubs along Paugus Bay. Traditional waterfront is also available throughout Lakeport, the Weirs, and along Opechee Bay.

02

Winnisquam and Opechee

Lake Winnisquam and Lake Opechee offer direct waterfront at more accessible price points than Winnipesaukee. Both lakes have their own loyal buyer communities and strong seasonal demand.

03

Investment and Year-Round Value

Laconia's combination of city services, lake access, and active revitalization makes it a strong long-term investment market. Rental demand is consistent and the trajectory of the downtown has only improved.

"Laconia often surprises buyers who haven't spent much time here. It has the services and energy of a small city, the lake right there, and a downtown that genuinely feels like it's headed somewhere. There's real momentum here."
